As we enter a new decade, global brands and local lodging specialists alike continue to add to LA's world-class hotel inventory, expanding the breadth and variety of the city's lodging offerings. Local specialists like Palisociety and Proper join larger players like Marriott, Fairmont and Thompson; while international brands like Hoxton and CitizenM also look to capitalize on room demand. Hotels Recently Opened
SILVER LAKE POOL & INN
LA-based Palisociety added to its luxury-boutique hotel chainlet in November 2019 with the opening of the 54-room Silver Lake Pool & Inn.
Redeveloped out of an old apartment building, the hotel includes Italian restaurant and bar, Marco Polo.
London-based chainlet The Hoxton made its Los Angeles entry in October 2019 with the redevelopment of the old Los Angeles Railway Building in DTLA. The Broadway site has 164 rooms, a spa, and two restaurants from the acclaimed Sunday Hospitality - the all-day Sibling Rival and the rooftop Mediterranean-inspired Pilot.
Soho House, which offers 23 membership-only luxury lodging facilities worldwide, opened its Soho Warehouse in October. Located on Santa Fe Street in the Downtown LA Arts District, the hotel was redeveloped out of a 100-year-old building that previously served as a rehearsal space and recording studio for musicians. Soho Warehouse has 48 rooms and serves global Soho House favorites in the House Kitchen, Mediterranean-Italian in the outdoor House Garden, and poolside favorites on the rooftop.
WEST HOLLYWOOD EDITION
The first West Coast property under Marriott International and Ian Schrager’s EDITION lifestyle brand opened on the famed Sunset Strip in October. Located at Sunset Boulevard and Doheny Drive in West Hollywood, the hotel features 190 rooms (including 48 suites and two penthouses) and 20 luxury residences. The hotel also boasts a rooftop pool, signature restaurant, basement club and a six-treatment-room spa.
AC HOTEL LOS ANGELES SOUTH BAY
Marriott International’s AC Hotels brand entered the Los Angeles International Airport area in July 2019 with the debut of the AC Hotel Los Angeles South Bay. Conveniently located in El Segundo, the six-story, 180-room hotel features AC Kitchen & Lounge and the rooftop restaurant and bar, FLORA.
SANTA MONICA PROPER
Proper Hotels, the new brand headed by former Viceroy Hotels chief Brad Korzen, made its Southern California debut in June 2019 with the Santa Monica Proper. The 271-room hotel was redeveloped out of a historic 1928 structure and an adjacent new building at Wilshire Boulevard and 7th Street. Helmed by Sqirl’s Jessica Koslow and Gabriela Camara (Contramar, Cala), the hotel’s on-site restaurant Onda serves seafood of the Pacific that showcases ingredients from Mexico and LA farmers markets.
1 HOTEL WEST HOLLYWOOD
Starwood Capital’s eco-luxe brand, 1Hotel officially made its West Coast debut with its West Hollywood property in May 2019. Originally earmarked to be operated under Denihan Hospitality’s James brand, the 286-room hotel first opened on the Sunset Strip as the Jeremy in 2017. Top Chef alum Chris Crary oversees the hotel's 1 Kitchen, Juniper, The Pool Lounge, in-room dining, and catering.
The partnership behind Los Feliz’s Hotel Covell and restaurants such as Silver Lake’s L & E Oyster Bar opened the nine-room Firehouse Hotel in a 92-year-old former Arts District fire station in April 2019. The hotel includes a 100-seat restaurant.
NOTE: The hotel is temporarily closed and is scheduled to reopen in April 2020.
PALIHOTEL CULVER CITY / WESTWOOD VILLAGE
In January 2019, local luxury-boutique hotelier Palihotels opened its 49-room downtown Culver City property in a 1920s-era building that originally served as a boarding house. The hotel features French restaurant Simonette.
The group also refashioned Westwood Village’s old Claremont Hotel, reopening the 55-room property as the Palihotel Westwood Village in May.
AC HOTEL BEVERLY HILLS
The AC Hotels by Marriott brand made its Los Angeles debut in January 2019 with the AC Hotel Beverly Hills. Located in the historic Miracle Mile district, the hotel is redeveloped out of a 1950s-era office building and has 142 rooms.

DOWNTOWN LA PROPER
Proper Hotels will open a second Southern California property in March 2020 at the site of the former Case Hotel. The 13-story Downtown LA hotel, which was built in 1924, will have 151 rooms as well as a rooftop pool and two restaurants overseen by James Beard Award-winning duo, Suzanne Goin and Caroline Styne (a.o.c., Lucques, Tavern).
THE WAYFARER DTLA
Pacifica Hotels is redeveloping the site that formerly housed the Ritz Minor Hotel as The Wayfarer Downtown LA. The 156-room hotel, which will include a speakeasy called the Lilly Rose, will open on Flower Street in March.
Dutch-based micro-room hotel specialist CitizenM will debut in Los Angeles in late 2020. The Downtown LA property, located at 4th and Spring Streets, will have 315 rooms.
HAMPTON INN & SUITES KOREATOWN
Hilton will bring its Hampton Inn & Suites brand to Koreatown’s West 3rd Street in late 2020 with a 171-room hotel.
GODFREY HOTEL HOLLYWOOD
The Godfrey Hotel lifestyle chainlet, which has properties in Chicago and Boston, will open a property on Hollywood’s Cahuenga Corridor near Sunset Boulevard in early 2020. The hotel will have 220 rooms as well as four bars and a gastropub/steakhouse called About Last Knife.
The Thompson Hotels lifestyle brand, which previously operated the Hollywood Roosevelt and is owned by Hyatt, will return to the area in June 2020 with a new-build property on Wilcox Avenue between Hollywood and Sunset Boulevards. The 200-room hotel, to be built by Dream Hollywood developer Relevant Group, will have a rooftop deck with a pool.
An offshoot of Thompson Hotels that specializes in micro-suites, Tommie Hotels, which is owned by Hyatt, will make its worldwide debut near Hollywood’s Cahuenga Corridor in August 2020. Thompson Hollywood developer Relevant Group will build the 212-room property.
FAIRMONT CENTURY PLAZA
AccorHotels’ Fairmont badge will take over the landmark Century Plaza hotel in Century City when the property is redeveloped. Scheduled to open in 2020, the Fairmont Century Plaza will have 394 rooms and 63 luxury residences, down from the hotel’s 726 rooms when it shuttered in 2016. The project will also have 290 luxury residences in the project’s two new 46-story towers.
PENDRY WEST HOLLYWOOD
Pendry, the Montage Hotels & Resorts offshoot brand that debuted in San Diego’s Gaslamp Quarter in February 2017, will make its Los Angeles-area entry in 2020 when the modern-luxury hotel is built at the Sunset Strip site formerly occupied by House of Blues. The Pendry West Hollywood will have 149 rooms, while the project will also include 40 luxury condominiums, a restaurant, a live-entertainment venue and a bowling alley.
Hotel Mariposa, a new-build upscale-boutique hotel, will open in Sherman Oaks in March 2020 with 94 rooms. The property, which will be operated by GNI MGT, INC, will have an eco-conscious, wellness emphasis.
Scheduled to open in April 2020, Hotel June is the more affordable sister brand of Proper Hotels. Located in the former Custom Hotel near LAX, the new property features a SoCal-inspired interior by Venice-based Studio Collective that pays homage to the original building designed by renowned L.A. architect Welton Becket (Capitol Records Building, Cinerama Dome, Beverly Hilton). Food and beverage will be overseen by Steve Livigni (DAMA, Scopa Italian Roots, Old Lightning).
PARK HYATT/OCEANWIDE PLAZA (2021)
Oceanwide Plaza, the mixed-use project that will be built adjacent to STAPLES Center and L.A. LIVE, will include LA's first hotel under the Park Hyatt luxury badge. Slated to open in July 2021, the Park Hyatt Los Angeles will have 184 rooms, including 34 suites, and will be adjacent to a retail center called The Collection at Oceanwide Plaza.
HOTEL AT SOFI STADIUM (2021)
SoFi Stadium, which will open in Inglewood this year as the home of the NFL’s Los Angeles Rams and Los Angeles Chargers, will include a mixed-use entertainment district that will have a 300-room luxury hotel slated for an early 2021 opening.
FIG + PICO (2021)
The Fig + Pico Conference Center multi-hotel project in Downtown Los Angeles is slated to include LA's first hotel under Marriott International’s Moxy brand as well as a property under Marriott’s AC Hotels badge. The project will have 744 rooms when it opens in late 2021.
POD LOS ANGELES (2021)
New York-based capsule-room specialist Pod Hotels will make its West Coast debut in 2021 with its redevelopment of Downtown LA’s Hotel Cecil/Stay on Main site. The project will include about 300 rooms and 300 “Pod Pad” mini-suites.
HYATT CENTRIC (2021)
Hyatt’s Hyatt Centric lifestyle brand, which made its Southern California debut in Long Beach in 2016, will enter the city of Los Angeles with a Koreatown property in late 2021. The 6th Street project will have 192 rooms as well as 122 Hyatt Centric-branded residences and ground-floor retail.
AC HOTELS BY MARRIOTT BURBANK (2021)
Marriott’s AC Hotels badge will open 196-room hotel near Burbank Town Center in November 2021.
EQUINOX LOS ANGELES (2022)
High-end fitness center operator Equinox, which opened its first branded hotel in New York in July, will add a Los Angeles property in 2022. The 309-room luxury hotel will be part of The Grand, the $1 billion mixed-use project in Downtown LA’s Bunker Hill that will be designed by Frank Gehry.
JW MARRIOTT L.A. LIVE EXPANSION (2022)
Downtown’s JW Marriott L.A. LIVE, which opened with 878 rooms in 2010, will add approximately 850 rooms and 51,000 square feet of meeting space when the property’s expansion is completed in 2022. The new wing, which will connect to the Los Angeles Convention Center, will make the JW Marriott L.A. LIVE the state’s second-largest hotel.
